One of the most common questions I get from buyers is "How much is a house in Torrance?". My response is usually what size house (3 bedroom 2 bath is the most common request, and where in Torrance? Torrance is a large city compared to others in the South Bay with five Torrance Zip Codes and 4 High Schools. In this blog post let's take a look at South Torrance.
In general the further west you are, the higher the price. The most expensive neighborhoods are found in the south western quadrant closest to the beach. In fact, some Torrance properties even have Redondo Beach mailing addresses (and some Gardena). I'll get to all that later.
Seaside Ranchos is home to Seaside Elementary School and the Sea-Aire Golf Course. This is a very desirable neighborhood and is fondly called the Christmas tree light area or sleepy hollow. The neighborhood is roughly bounded by Calle Mayor and Anza on the east , Pacific Coast Highway on the south, Prospect Avenue on the west and Sepulveda on the north. This area is served by Seaside Elementary, Calle Mayor Middle, and South High Schools. The Christmas Lights nickname is because many of the community trees are wrapped in white lights during the holidays and rare is the home that isn’t decorated with lights and decorations. The area has become so popular during the holidays that traffic is restricted in the evenings and cars line up for seemingly hours to drive through the spectacular display. Prices generally start in the low $800s for a 2 bedroom 1 bathroom "fixer" and can price over the $2.0M mark for some of the most impressive homes on oversized lots.
The Hollywood Riviera is in the City of Torrance, but has a Redondo Beach zip code (90277) and unlike many other Torrance communities, “The Riviera” (as some residents call it) has a distinct feel that sets it apart from neighboring communities.Some people consider the Hollywood Riviera to be the best kept secret in Southern California and one of the most desirable places to live in the world. Perfect weather, fresh air, and the beautiful Pacific Ocean are an everyday pleasures. With its beach-front location, charming Riviera Village shopping area, and tree-lined streets, the Hollywood Riviera section of Torrance is a quiet enclave of homes tucked away against the sloping hillside of the Palos Verdes Peninsula. Take a stroll through the Riviera Village to shop or dine and you’ll see neighbors greeting neighbors in the friendly Hollywood Riviera community. Because of its removed location, the Hollywood Riviera escapes much of the pass-through traffic and congestion the neighboring South Bay communities endure as commuters travel to freeways and other cities.
The original developer of the Hollywood Riviera was entranced by the movie business and felt that the seaside properties would be a natural location for the Hollywood “set” to buy and build. A few movies were made in the thirties and a few smart producers bought properties, but the Hollywood scene never materialized. What did materialize were delightful cluster of shops, restaurants, café, bistros and galleries know as the “Riviera Village”. Hollywood Riviera homes may have a Redondo Beach address with Torrance services (police, fire, schools) all of which are excellent.
Homes in the Torrance part of Hollywood Riviera start at around $1M and easily go up to $2m. A recent sale topped $5M for a home on Paseo de la Playa that was almost $4M on a 27,000+ Sq Ft lot.
Another popular neighborhood in South Torrance is Walteria located South of PCH and east of the Riviera. Within Walteria there are 2 sub neighborhoods not further delineated in the MLS: Country Hills and Victoria Knolls. Country Hills is a master planned community built around De Portola Park and on the other side of Rolling Hills Road. These homes were built as part of a master planned community in the 1970's. Many of the properties have city lights views and very contemporary floor plans.
Victoria Knolls is found to the south of Crenshaw Blvd and is the last tract in Torrance before Rolling Hills Estates. Also sitting on a hill many of these homes, built mid century, also have city lights views.
