But let me also add that any of these "AVMs" or automated valuation models can have an error rate of plus or minus 5%. Here's why.
The automated models are using algorithms based on the public records and other easily identifiable attributes such as lot size, age, bedrooms, bathrooms, square feet and other factors. But these calculations have no way of knowing whether you have updated your home, have a new roof, A/C or other amenities (view, pool) that may positively or negatively affect value. But they are fun to play with anyway.
Also, your "value" may be different if you are refinancing that what an appraiser may come in with for a purchase money sale. Usually values for refi's and HELOCs may be more conservative.
