While many people tend to think of Hollywood Riviera as Redondo Beach, truthfully many of the homes are in the City of Torrance. What's the difference? Schools for one and other services including police and fire. There's also some Torrance ordinances such as the Hillside Overlay which affect views and what you can or can not build.
Is it better to buy a home in the Torrance part of the Riviera than Redondo. As with many things in Real Estate the answer is "it depends" on your preference for schools, where you work, views and other questions.
During 2015 there were 41 sales in the Torrance Hollywood Riviera ranging in price from $730,000 up to $2,225,000. By comparison, there were 55 sales in Redondo Beach 90277 Hollywood Riviera and those were priced from $879,000 up to $4,200,000. So before you conclude that it is less expensive if you are in Torrance we always have to factor in that the Redondo homes are further west - some walkable to the beach or Riviera Village and many have ocean views.
You will also find views on the Torrance side but more likely to be city views with the shimmering night time lights.
Here's an example of one currently for sale:
4101 Paseo De Las Tortugas 90505 (one of my favorite streets - view pictured above). This 3 bedroom 2.5 bath is almost 2000 SqFt and priced at $1,195,000.
