About North Torrance CA Homes
As you can see from the boundary map above, North Torrance the 405 Freeway runs through 90504 which is bound by North Redondo Beach to the west, Lawndale and Gardena and then central Torrance to the south. Because you can still buy a nice 3 bedroom single family house in this neighborhood for under $650,000, recently many home buyers have been looking here.
As with most neighborhoods, buyers have to be well aware of the subtleties which can affect home prices and long term investment value.
Properties west of the 405 are great investments right now if you are not too close to the power lines or freeways. As the Galleria Mall in North Redondo will most likely be undergoing major enhancements in the coming years, any homes south of Artesia Blvd and north of let's say 182nd St should sell at a premium.
If you are looking for larger properties there is a nice pocket of newer 4-5 bedroom homes to the west of Prairie and some newer detached townhomes, which I see marketed as SFRs, just north of 190th.
Most of the homes in North Torrance were built in the 1950s. In fact, with over 7200 homes constructed in that decade, North Torrance has a higher percentage of mid century tract hones than Torrance over all. In the 60's another 3000 homes were also built. So if you are looking for a SFR in 90504, chances are it will be 50-60 years old. Remember to get that sewer line video along with your home inspection!
